Quit Claim Deed

Simply put, a Quit Claim deed is used to convey or give Real Estate from one person to another. A Quit Claim, does not guarantee that the seller, or grantor has clear title to the property or has the authority to sell the property. In other words, you only get the rights that the person who currently owns the property has to give. I recommend only using a Quit Claim deed between close family members, when no money is changing hands, or at times between divorcing couples.
